Bathroom Renovations for Kurnell's Exposed Coastal Homes

A village at the end of the peninsula

Kurnell sits on the southern headland of Botany Bay, reached by one road across the sand flats and bordered by national park, dunes and water. It feels removed from the rest of Sydney, and its housing reflects a long history as a small, modest coastal settlement.

The environment

Wind and salt

Kurnell is exposed. Afternoon winds carry salt off Botany Bay and the ocean, and there is little in the way of shelter. Metal fittings corrode quickly, aluminium window frames oxidise, and exhaust fan grilles rust.

For a bathroom renovation, that means specifying fittings as if the house were beachfront: tapware with coastal-rated finishes, 316-grade stainless hardware, coated shower glass, and plastic or powder-coated grilles. See vanities and fittings.

Sand

Sand gets everywhere in Kurnell, blown by the wind as much as carried on feet. Floor wastes clog and screen tracks grind. Frameless screens, grated wastes that lift out, and textured mid-tone floor tiles help. An outdoor rinse or a laundry with a floor waste by the back door is worth considering. Sandy ground and subfloors

Timber-floored houses on sand can have subfloor ventilation issues, and old bathroom leaks may have affected bearers and joists. When the bathroom floor is opened, the subfloor under it is checked and any softened timber replaced.

What older Kurnell bathrooms need

• Asbestos testing of any fibro linings before strip-out
• Removal of the old mortar bed and installation of a proper membrane
• Replacement of galvanised or corroded pipework
• Structural sheeting and flexible waterproofing junctions on timber floors
• An exhaust fan ducted outside, since many older bathrooms rely on a window
• Coastal-grade fittings throughout

Extensions and additions

Many Kurnell cottages have been added to over the years: an enclosed back verandah, a sleepout, a second bathroom. Joins between old and new floors can be uneven, and additions from before about 1990 may be fibro-lined. Bathrooms in those areas often need more floor preparation to achieve a level, hob-free shower.

Rebuilds

In newer homes, bathrooms are usually on slabs or modern timber floors with membranes already in place. Renovations are more often about finishes, layout and replacing fittings that have already corroded. Even in a relatively new house, specifying better tapware and hardware the second time around makes sense.

Logistics

Kurnell's single road access means trades and deliveries need to be planned. Coordinating deliveries so materials arrive before each trade, and grouping trade visits, avoids lost days. A skip on a residential street may need a council permit.

Council

Kurnell falls within Sutherland Shire Council. Internal bathroom renovations in non-heritage houses are generally exempt development. Changes to windows or external walls may need approval, and some sites near bushland or dunes may have additional controls.
